LFPI invests in hotel property in Germany and across Europe
Hotel property is special-use property, and its value is determined almost entirely by the success of the business. Hotel valuation is a complex process involving various factors that depends on a whole range of parameters. The LFPI Group has decades of experience in property and hotel management and is firmly established in Europe as a reliable hotel property investor.
Clearly defined investment criteria and a selective 'buy and build' strategy have resulted in a strong portfolio of 18 hotels over the past 10 years. We prioritise the acquisition of existing hotel properties in central locations in large towns and cities. Alongside Germany, our central European target markets include Austria, Hungary, Poland and the Czech Republic. LFPI renovates or refurbishes hotels after acquisition and uses professional brand concepts to reposition the business and boost sales.
Investment and professional owner-operation enable a long-term increase in the value of the property. Both the location and the land, and the value of the building itself, are fundamental to achieving such an increase. That is why our investment is primarily in renovation and refurbishment to ensure modern, attractive, sustainable and durable hotel property.
Our objective is to increase our high-performance hotel portfolio to 20 to 30 hotels. Currently, our focus is on modern 2-4 star hotels with 70 to 200 rooms in towns of 200,000 or more inhabitants. We must also evaluate a hotel business itself as promising before we decide to purchase a hotel. Our evaluation is based on an analysis of all relevant documents relating to the property.
